The people who keep a city running are often the ones who find it hardest to buy there. Shift work, a single income in a demanding job or a posting that moves you every few years can make the usual path to home ownership feel out of reach.

Avondale Village by Briarwood Homes in Belleville has set aside a program for exactly these buyers. Its Community Hero program offers pricing below the public price list for eight groups of local workers. Here is how it works, what it costs and what to ask before you sign.

1. Who the program is for

Briarwood lists eight groups on the Community Hero page:

  • Police
  • Firefighters
  • Paramedics
  • Health care workers
  • Educators
  • Military members and veterans
  • Farmers
  • Construction workers

The page asks you to tell the team where you work, and it will confirm whether you qualify. If you are a nurse at a local hospital, a teacher in the area or a member posted to CFB Trenton, it is worth asking. Our earlier post on educator pricing at Avondale Village looks at one group in more detail.

2. Community Hero prices compared with the public list

On October 23, the Community Hero page listed these starting prices, net of HST. The public figures are the lowest starting price in each collection on the models and pricing page the same day.

CollectionPublic price list, fromCommunity Hero, from
20 ft townhomes$515,920$486,771
24 ft bungaloft townhomes$659,283$622,034
40 ft bungalows and two-storey homes$723,000$667,957
45 ft bungalows and two-storey homes$828,310$769,821

Community Hero pricing applies to select homes, so the two columns may not describe the same model or lot. Ask for a model-by-model comparison before you decide.

3. A special deposit structure

The page also mentions a special deposit structure for Community Hero buyers, but the amounts are not published. For many buyers, the deposit schedule matters as much as the price, because it decides how much cash you need before closing.

Ask for the full schedule in writing, including each payment and its due date. Our guide to how much homes at Avondale Village cost explains how deposits and closing costs fit together.

4. How to confirm that you qualify

The sign-up form on the Community Hero page asks which group best describes you, with an “Other” option for anyone not listed. Eligibility requirements apply, and the final decision rests with the sales team.

Before you visit, it helps to have:

  • Your employer’s name and your role
  • A recent pay stub or employer letter, in case proof is requested
  • A mortgage pre-approval, so you know your comfortable price range

5. Community Hero or the Phase 1 offer?

Avondale Village’s Phase 1 offer gives the first 35 buyers $15,000 in decor dollars, $5,000 cash back on closing, no assignment fee and a $3,000 referral credit for you and a friend. On October 23, the website showed 15 of the 35 spots sold and 20 left.

The site’s fine print says its offers cannot be combined with other incentives or programs. That means you may need to choose between Community Hero pricing and the Phase 1 package. Compare the total value of each on the same home, and confirm in writing which one will appear in your agreement. Our guide to Avondale Village’s Phase 1 incentives breaks down each item.

6. Why the location suits shift workers

A short commute counts for more when your shifts start at 6 am or end at midnight. Avondale Village lists Highway 401 about 5 minutes away, downtown Belleville about 10 minutes and Trenton and CFB Trenton about 20 minutes.

That puts the community within easy reach of the employers many Community Hero buyers work for. See our guide to things to do near Avondale Village for nearby schools, parks and shopping.

7. Questions to ask before you sign

  • Which models and lots are included in Community Hero pricing today?
  • What is the exact deposit schedule, and when is each payment due?
  • Is the price final, or can it change before you sign?
  • If you choose Community Hero pricing, which Phase 1 incentives, if any, still apply?
  • What happens if your job changes before closing?

Is Community Hero pricing right for you?

For an eligible buyer, a lower starting price and a special deposit structure can make a new home in Belleville much more reachable. The best choice still depends on the home you want, the lot and how the numbers compare with the Phase 1 offer.

Avondale Village prices are listed net of HST, which assumes you qualify for the applicable rebate and assign it to the builder. Confirm your eligibility with your lawyer or a tax professional before you plan around any rebate.
