Ontario’s new communities are changing, and Avondale Village in Belleville is a good example. Fewer of them are rows of near-identical detached homes on the edge of a big city. More of them mix home types, sit in growing mid-sized cities and are built in phases, so parks and streets take shape around the people who move in first.
Avondale Village by Briarwood Homes launched in Belleville in fall 2026, and it shows several of these shifts in one place. Here is what to watch for, and what it means if you are thinking about buying in a new community over the next few years.
1. Growth is spreading beyond the GTA
Mid-sized cities along major highways are taking on a bigger share of new housing. Avondale Village lists Highway 401 about 5 minutes away, downtown Belleville about 10 minutes, the Bay of Quinte waterfront about 15 minutes and Trenton and CFB Trenton about 20 minutes.
For many households, that means a new detached home at a price that is hard to find closer to Toronto. Our guide to why GTA buyers are moving to Belleville looks at the commute, cost and lifestyle trade-offs.
2. One community, many home types
The communities of the future look less uniform. Phase 1 at Avondale Village includes four collections, according to the models and pricing page:
| Collection | Size range | From (net of HST) |
|---|---|---|
| 20 ft townhomes | 1,433 to 1,772 sq ft | $515,920 |
| 24 ft bungaloft townhomes | 1,806 to 2,273 sq ft | $659,283 |
| 40 ft bungalows and two-storey homes | 1,537 to 2,155 sq ft | $707,956 |
| 45 ft bungalows and two-storey homes | 1,747 to 3,120 sq ft | $815,920 |
Prices vary by model and by elevation. The 40 ft collection starts with the Spruce two-storey and the 45 ft collection with the Pine bungalow, both in elevation A, according to the October 1, 2026 price lists for the 40 ft and 45 ft homes.
A mix like this lets first-time buyers, growing families and downsizers share the same streets. It also lets a household move up or down within the community as life changes. Our comparison of Avondale’s towns, bungalofts and detached homes goes model by model.
3. Single-level living is planned in from the start
More Ontario buyers want a home they can stay in for decades, and that often means living on one floor. Both detached collections at Avondale Village include bungalows, from the 1,598 sq ft Rosewood to the 2,293 sq ft Cedar.
Several bungalow plans list a “+1” bedroom. Ask where it sits on the plan and whether the main floor works for you today and in ten years.
4. Communities that make room for local workers
New communities increasingly try to house the people who keep a city running. Avondale Village’s Community Hero program offers pricing below the public price list for police, firefighters, paramedics, health care workers, educators, military members and veterans, farmers and construction workers.
Community Hero prices start at $486,771 for the 20 ft townhomes and $667,957 for the 40 ft detached homes, net of HST. Eligibility requirements apply, so confirm that you qualify before you plan around these numbers. Our post on educator pricing at Avondale Village shows how one group can use the program.
5. Phased building means the neighbourhood grows with you
Large new communities are rarely built all at once. Avondale Village is selling Phase 1 now, and its site plan shows lots, home types, parks and future phases.
Buying early usually means more choice of lots and models, along with some years of construction nearby as later phases are built. Our post on the Avondale Village timeline walks through the steps from registration to occupancy.
6. Standard features reflect how people live now
Homes are being designed for working from home, comfort and lower upkeep. Every base model at Avondale Village includes:
- 9 ft main floor ceilings and smooth ceilings throughout
- Air conditioning and a digital thermostat
- Four CAT6 rough-ins, with locations set by the builder
- A 2 cm stone kitchen countertop and a gas fireplace
- An 8 ft insulated front door and an 8 ft sliding patio door

7. Affordability tools are part of the plan
Builders and governments are both looking for ways to bring the first cheque within reach. Avondale Village’s Phase 1 offer for the first 35 buyers includes $15,000 in decor dollars, $5,000 cash back on closing, no assignment fee and a $3,000 referral credit for you and a friend. On October 21, the website showed 20 of those 35 spots left.
Prices are listed net of HST, which assumes you qualify for the applicable rebate and assign it to the builder. Eligibility depends on your situation, so confirm it with your lawyer or a tax professional. Our guide to Avondale Village’s Phase 1 incentives explains each offer.
What this means for buyers
A new community is a long-term choice, and the best ones are planned for the people who will live there in ten years, not only on move-in day. Before you choose, ask:
- What is planned in future phases, and when?
- Which home type fits you now, and which might you move to later?
- Do you qualify for Community Hero pricing or other programs?
- Which incentives will be written into your agreement?
