Buying a pre-construction home means committing today to a move that is a couple of years away, so it helps to know what happens between the two. Avondale Village by Briarwood Homes is now for sale in west Belleville, with occupancy targeted for 2028, and the grand opening took place in September 2026.

This timeline walks through each stage, from registration to the day you receive your keys. Dates are set by the builder and can change, so treat each step as a guide and confirm the schedule in your agreement. Our general guide to the pre-construction process is a useful companion.

Where the Community Is Today
The Avondale Village sales centre at 195 Avonlough Road opened with a grand opening and ribbon cutting in September 2026, and Phase 1 is now for sale. The sales centre is open by appointment, and pricing, floor plans and Phase 1 incentives are shared with registered buyers. Buying early gives you the widest choice of lots and models, and it is also when the advertised incentives are available. Waiting lets you see more progress on site, but typically at the cost of choice and offers.
Step One: Register and Request the Price List
The first step is to register your interest and request the price list. Share your name, phone and email using the button on this page, and the team will send pricing, floor plans and the current incentive details. Registering does not commit you to anything. It simply puts you in line for updates and gives you the numbers you need to work out your budget, mortgage pre-approval and down payment plan before you meet the sales team.
Step Two: Choose Your Home and Lot
Avondale Village offers 20 foot and 25 foot freehold towns and 40 and 45 foot detached homes. Use the floor plans and the site plan to match a model to a lot, and ask about lot premiums for corners or larger frontages. Our home types comparison can help you narrow the choice. Decide on your priorities, such as budget, yard, garage or main floor living, before you visit so the conversation stays focused.
Step Three: Sign the Agreement and Pay the Deposit
Before you sign, have your lawyer review the agreement of purchase and sale. The builder’s pre-launch material listed a deposit starting at $5,000 with the agreement, with the remainder of the schedule set out in the contract. Tarion’s warranty coverage begins when you sign, and Tarion asks buyers to register within 45 days using the Home ID on the Warranty Information Sheet. Keep every deposit receipt and confirm due dates in your calendar.
Step Four: Design Selections
Closer to construction, you will meet the builder to choose finishes from the vendor’s standard samples. The base home already includes 9 foot main floor ceilings, wide vinyl flooring, an oak staircase and a stone kitchen countertop, and upgrades are priced separately. If you receive decor dollars as part of the Phase 1 incentives, this is when you apply them. Go in with a budget and a priority list so you spend on the finishes you will notice most.

Step Five: Construction and Updates
Occupancy at Avondale Village is targeted for 2028, but construction schedules depend on permits, weather, labour and materials, and builders update dates as the project progresses. Expect periodic updates from the builder and plan your current housing around a window rather than a single day. If you rent, avoid signing a long lease that overlaps awkwardly with your closing, and keep an eye on interest rates so your mortgage approval stays valid at closing.
Step Six: The Pre-Delivery Inspection
Shortly before closing, you will tour the finished home with a builder representative at the pre-delivery inspection, often called the PDI. This is your chance to note any defects or unfinished items so they are recorded and corrected. Take your time, bring a flashlight and a checklist, and consider bringing someone who has done it before. Our Kingsley Square pre-delivery inspection video in this post shows what the walkthrough looks like in practice.

How to Prepare Financially During the Wait
Time between signing and closing is an opportunity. Keep your credit healthy, avoid new large debts and keep your down payment and closing cost funds accessible. Speak with your lender about how long a pre-approval is valid and what happens if rates change before closing. Build an emergency fund as well, because the first months in a new home bring costs such as window coverings, appliances beyond the package, landscaping and moving. A clear budget makes closing day calmer and keeps your mortgage approval on track.
What Can Delay Occupancy
Occupancy dates can move because of permits, weather, labour, materials or utility connections. Your agreement sets out how the builder must notify you of a change to the closing date and what remedies apply. Ask your lawyer to explain these clauses before you sign, and ask the sales team how the builder communicates updates. Planning for a window of several months rather than a single date protects you from stress, especially if you are selling or ending a lease around your closing.
Staying Informed Between Milestones
Register with the Condo Tower team so you receive updates about Avondale Village, including construction progress, new phases and changes to pricing or incentives. Keep your own file with the agreement, deposit receipts, correspondence and the Tarion Warranty Information Sheet. If something is unclear, ask in writing and keep the reply. Staying organized and informed makes every milestone from design selections to the pre-delivery inspection easier to manage.
On closing day your lawyer completes the transfer, you pay the balance and closing costs, and you receive your keys. Tarion’s warranty then runs for one year on defects in work and materials, two years on items such as water penetration and key systems, and seven years on major structural defects.
