Magnolia by Caivan is a planned community of about 2,000 homes on 172 acres in Stittsville, at the west end of Ottawa, south of EdenWylde and between Shea Road and Flewellyn Road. The collection includes townhomes and single-family homes from 1,648 to 4,379 square feet, with three to eight bedrooms. About 51 acres are planned as green space, and initial occupancy is expected from August 2027, subject to builder confirmation.
Caivan lists finished basements, quartz countertops, nine-foot smooth ceilings on the main floor and hardwood or engineered laminate flooring among the features of the launch release. Plans range from 1,648 to 4,379 square feet and include three to eight bedroom layouts, with options for multi-generational households. Confirm the current feature sheet with the builder, since specifications can change between releases and phases.
Magnolia includes about 51 acres of parks, ponds, preserved natural areas and pathways. Nearby, CardelRec Recreation Complex on Shea Road, the Great Trail along Abbott Street East and the Stittsville library branch on Stittsville Main serve daily life. Magnolia is planned on 172 acres in Stittsville, at the west end of Ottawa, south of the EdenWylde community and between Shea Road and Flewellyn Road. Caivan lists Tanger Outlets and the Canadian Tire Centre area in nearby Kanata among the shopping, dining and entertainment options close to Magnolia. Stittsville Main Street offers village-scale services closer to home, and Kanata has larger retail centres. Most larger shopping trips will be by car. Confirm with the builder whether any commercial space is planned inside the Magnolia community itself.
CardelRec Recreation Complex on Shea Road, formerly the Goulbourn Recreation Complex, is the area’s main community recreation centre, and the Stittsville library branch on Stittsville Main offers family programming, so check the branch for current schedules. Magnolia’s planned pathways, ponds and parks give children outdoor space close to home, and several new schools are under construction or newly opened in nearby Fernbank.
Most residents will drive, using the Highway 417 corridor toward Kanata and downtown Ottawa. OC Transpo has listed route 61 service from Stittsville toward Tunney’s Pasture, with a Stittsville stop on Shea Road at CardelRec, and route 62 along Granite Ridge Drive. A park and ride near Carp Road and Highway 417 has been served by express route 262. Check current OC Transpo schedules before relying on any route.
