Buying a new urban townhome is often a first step into ownership, and the pre-delivery inspection, or PDI, is the moment that purchase becomes real. It is your walk-through of the finished home with the builder, and the form you sign that day is the record of the home’s condition at handover.

At NOMI by Fusion Homes in Doon South, Kitchener, the homes are compact, efficient and part of a shared community, which changes a few things about how you inspect. Here is a practical checklist, based on details Fusion published as of October 26, 2026 and the rules on Tarion’s pre-delivery inspection page.

1. NOMI at a glance

NOMI offers eight urban townhome models from 995 to 1,415 sq ft, with two or three bedrooms, close to Highway 401 and on a direct bus route to Conestoga College. The September 2026 price list shows Building A with Fall 2027 occupancy and Building B with Early 2028 occupancy.

Garnet1-storey interior2 bed, 2 bath995 sq ft$454,990 (Building A)
Hazel1-storey garden2 bed plus den, 2 bath1,130 sq ft$469,990 (Building A)

Slate2-storey end2 bed, 2.5 bath1,275 sq ft$529,990 (Building A)

On that list, the Jasper and Pewter were sold out in both buildings. The list states that prices include all applicable new home HST rebates, so confirm your own eligibility with a lawyer or tax professional.

2. The PDI, and what makes a shared community different

The builder must complete the PDI with you, or with a designate you choose, before you take possession. The form records items that are damaged, missing, incomplete or not working, plus any substitutions of items in your agreement. You sign it and receive a copy, along with the Certificate of Completion and Possession that starts your warranty.

NOMI’s price list includes a monthly fee of $0.17 per sq ft for snow removal, landscaping, maintenance, property management and insurance. In communities with shared areas, Tarion notes that common elements are not part of your unit’s PDI; issues there go to the condominium board. Ask the sales team exactly which parts of your home and lot are yours to inspect.

3. Plan ahead for your inspection date

With occupancy expected in Fall 2027 or Early 2028, your PDI is a long way off, but it helps to know how it works now. The builder will schedule it shortly before your possession date.

If you are an investor or will be away, anyone can act as your designate. The builder needs your written authority, such as Tarion’s Appointment of Designate form, before that person can sign for you.

4. What to bring

  • Your agreement of purchase and sale, with your colour and upgrade selections
  • Tarion’s printable PDI checklist
  • Your floor plan, to confirm layout, closets and fixtures match
  • A phone for photos, plus painter’s tape to mark small chips or scratches
  • A small device or charger to test outlets

5. Checklist for a compact urban townhome

Smaller homes take less time to inspect, but every detail is closer to you every day. Start at the top or bottom level and work through each room:

  • Flooring: laminate or other flooring for scratches, gaps or lifting, and tile for cracks
  • Kitchen: countertops for chips, cabinet doors and drawers for alignment, and appliances that run
  • Bathrooms: taps, toilets, drains, exhaust fans and caulking around the tub or shower
  • Stairs: in two-storey models, railings, treads and any squeaks
  • Windows and doors: each opens, closes and locks, with screens in place
  • Outdoor space: in garden and end units, any patio, terrace or exterior area included with your home

The price list includes laminate flooring in the great room, a quartz countertop and a five-piece appliance package among current incentives, so check that each is installed as listed in your agreement.

6. Learn the systems

The PDI is also your orientation. Ask the builder’s representative to show you how the heating, cooling, ventilation and water heater work, and where the water shut-off and electrical panel are.

Utilities at NOMI are separately metered, so ask how your meters are read and which accounts to set up before closing. Tarion notes that improper use of systems can affect warranty coverage, so take notes.

7. After the PDI

Read the form carefully before you sign, and initial any changes. Anything still unresolved after you move in goes on Tarion’s Initial Form in the MyHome portal, which opens the day after possession and is submitted automatically on day 41.

Fusion’s NOMI page also highlights its own warranty, described as twice the industry standard. Ask for the written terms so you know how they work alongside your Tarion coverage.

A smooth handover starts with a plan

A PDI rewards preparation more than expertise. With your agreement, your floor plan and a clear checklist, you will leave with a written record that protects you through the first year in your new home.

NOMI’s deposit structure on the September list is 10 percent for end users and investors, or 5 percent under the first-time home buyer flexible deposit program. Our guide From VIP Access to Closing Day explains each stage from signing to keys.
