First, Terra stands out for its location. It sits at Mapleview Drive East and Yonge Street in South Barrie. More importantly, it is within walking distance of the Barrie South GO Station. Because of this, it is the most transit-friendly option here. That advantage matters for GTA commuters. It also adds flexibility for buyers who want to reduce car dependence.

Next, the product targets move-up buyers. The current 38′ detached homes range from about 2,295 to 2,615 sq. ft. Prices run from $849,990 to $904,990. In addition, all available lots include walkout basements. In Barrie, that feature is meaningful. It often allows for brighter, more functional lower levels due to natural grading.

Moreover, Great Gulf offers a “Full House Edition” on select models. This adds a finished basement with a fifth bedroom and a three-piece bath. For example, The Redstone reaches 3,090 sq. ft. total in this configuration.

However, the deposit structure is firm. Buyers must provide $100,000 in four installments within 180 days. So while the offering is strong, the upfront requirement is higher than most.


Vicinity by Mattamy Homes | South Barrie

In contrast, Vicinity focuses on flexibility. It targets a wide range of buyers within one community. Phase 2 includes townhomes and detached homes across more than 15 models. As a result, it serves both entry-level and move-up buyers.

To start, pricing is more accessible. Townhomes begin at $640,990. Detached homes start at $716,990 and reach up to $984,990. Because of this range, buyers at different stages can still enter the same development.

In addition, the architectural options are broader. Buyers can choose from Traditional, English Manor, Modern, and French Chateau styles. This adds variety that many projects lack.

Another key detail is pricing transparency. The builder includes proposed first-time buyer rebates directly on price sheets. For example, The Arlington shows a projected rebate of about $61,000. Still, these rebates are not guaranteed. They depend on federal and provincial approval. Therefore, buyers should not rely on them without confirmation.


Horseshoe Residences by Freed Developments | Oro-Medonte

Meanwhile, Horseshoe Residences offers a different concept. It is not a subdivision. Instead, it is a boutique condo at the base of Horseshoe Resort.

Suites range from 356 to 773 sq. ft., from studios to two-bedroom layouts. Prices run from $544,900 to over $1 million. Clearly, the target buyer is different.

The main value lies in lifestyle access. Residents can walk to skiing, snowboarding, biking, and golf. In addition, units qualify for the resort rental program. This creates investment potential for owners who do not plan to live there full-time.

However, there are trade-offs. Maintenance fees are about $0.84 per sq. ft. per month. Over time, that becomes a significant cost. The deposit structure is also longer, which helps with timing but increases exposure.

Finally, this project does not suit most primary home buyers. The location and unit sizes limit long-term practicality.
