The pre-delivery inspection, or PDI, is the one appointment where you see your finished home before it is officially yours. It usually takes an hour or two, and what you write down that day becomes the record of the home’s condition when you received the keys.

If you are buying at Avondale Village by Briarwood Homes in Belleville, this checklist will help you walk in prepared. It is built around the standard features published on avondalevillage.ca on October 26, 2026 and the PDI rules set out on Tarion’s pre-delivery inspection page.

1. What the PDI is, and what it is not

In Ontario, the builder must walk you through the home before you take possession. You, or a designate you choose, attend and sign the PDI form, and you receive a copy along with the Certificate of Completion and Possession, which records the date your warranty begins.

The PDI form is not a warranty claim. It records items that are damaged, missing, incomplete or not working, plus any substitutions of items in your agreement. Anything still unresolved after you move in goes on your first Tarion warranty form.

2. Know your home before inspection day

Avondale offers four collections, and the size of your home shapes how long the walk-through will take. Starting prices on the models and pricing page on October 26, 2026:

CollectionSizesStarting pricePlan time for
20 ft townhomes1,433 to 1,772 sq ft$515,920Both levels, stairs and garage
24 ft bungaloft townhomes1,806 to 2,273 sq ft$659,283Main floor suite and the loft level
40 ft bungalows and two-storey1,537 to 2,430 sq ft$723,000A wider lot and more exterior
45 ft bungalows and two-storey1,747 to 3,120 sq ft$828,310Up to 3.5 baths and four bedrooms

Bring your floor plan so you can check room by room that what was built matches what you bought, including any options you selected.

Want the floor plan and price list for the model you like? Call or text Assaf at 416-836-1454 or email assaf.maizel@gmail.com and he will send them over, along with the Phase 1 lots still available.

3. What to bring on the day

Tarion suggests a short list, and a few extras make the job easier:

  • A copy of your agreement of purchase and sale, including your upgrade and colour selections
  • The printable PDI checklist from Tarion
  • A phone or camera for photos of anything you note
  • Painter’s tape to mark small marks or chips, a notepad and a pen
  • A phone charger or small device to test outlets

If you cannot attend, anyone can act as your designate, but the builder needs your written authority, such as Tarion’s Appointment of Designate form.

4. Inside the home, room by room

Start at the highest or lowest level, as Tarion’s form suggests, and work through every room. At Avondale, the standard features give you a ready-made list:

  • Ceilings: smooth ceilings throughout, the tray ceiling in the primary bedroom, and 9 ft main floor heights
  • Floors and stairs: wide vinyl flooring for scratches or lifting seams, tile for cracks or uneven grout, and the oak staircase and stringers
  • Kitchen: the 2 cm stone countertop for chips, the 39 inch upper cabinets for alignment, and doors and drawers that close properly
  • Primary ensuite: the free-standing tub, the tempered glass shower enclosure and every faucet and drain
  • Living area: the gas fireplace and mantle
  • Windows and doors: each casement window opens, closes and locks, screens are in place, and the 8 ft front door and sliding patio door seal and lock

Note anything you cannot assess because it is dirty or blocked, so it is on record.

5. Outside: exterior, garage and lot

Tarion reminds buyers to check the outside as carefully as the inside. Walk around the full home and look at brick or siding, caulking around windows, the roof line, and any landscaping or sodding that is complete.

In the garage, open and close the insulated steel garage door and check the door into the house. On a freehold home, there are no common elements, so everything on your lot is part of your inspection. Ask which exterior work, such as final grading, sod or the driveway, may be finished after closing because of the season.

6. Learn how the systems work

The PDI is also your orientation. Ask the builder’s representative to show you how to run the furnace, the air conditioning and digital thermostat, the water heater, and the ventilation system, and where the main water shut-off and electrical panel are.

Tarion notes that using systems improperly can affect warranty coverage, so take notes or a short video. Ask where the four CAT6 rough-ins were placed, since their locations are set by the builder.

7. After the PDI

Read the completed form before you sign, check that every item is described clearly, and initial any changes. Keep your copy with your closing papers.

If you find something after moving in that was missed, photograph it and report it right away. Unresolved items then go on Tarion’s Initial Form in the MyHome portal, which opens the day after possession and is submitted automatically on day 41.

Walk in prepared

A PDI is not about finding fault. It is about making sure the home you receive matches the home you bought, with a clear written record if it does not.

At Avondale Village, Phase 1 buyers also receive the current incentive package: $15,000 in decor dollars, $5,000 cash back on closing, no assignment fee and a $3,000 referral credit for you and a friend, with 20 of 35 Phase 1 spots left on October 26, 2026. Prices are listed net of HST, and the website says all homes qualify for the new government HST rebate, so confirm your own eligibility with a lawyer or tax professional. Our guide How Do You Buy at Avondale Village? walks through each step before closing.
