When you buy a resale home, your mortgage approval and your closing are usually a few weeks apart. When you buy a new home before it is built, that gap can be a year or more. The pre-approval you get today is a helpful starting point, but it is not the approval your lender will rely on when you get the keys.
If you are looking at Avondale Village by Briarwood Homes in Belleville, here is how pre-approvals, rate holds and re-qualifying work for a pre-construction purchase, and what you can do now to keep your financing on track until closing day.
1. What Avondale Village costs today
Avondale is selling Phase 1 freehold homes in four collections. The lowest model prices on the models and pricing page on October 28, 2026:
| Collection | Sizes | Lowest model price |
|---|---|---|
| 20 ft townhomes | 1,433 to 1,772 sq ft | $515,920 (Mountain Maple) |
| 24 ft bungaloft townhomes | 1,806 to 2,273 sq ft | $659,283 (White Oak) |
| 40 ft bungalows and two-storey | 1,537 to 2,430 sq ft | $723,000 (Rosewood) |
| 45 ft bungalows and two-storey | 1,747 to 3,120 sq ft | $828,310 (Pine) |
Prices are listed net of HST and assume the buyer qualifies for and assigns any applicable GST/HST rebate to the builder. The most expensive model listed, the Alder, is $1,070,990.

2. A pre-approval is a snapshot, not a promise
A pre-approval tells you roughly how much a lender would lend you today, based on your income, debts, credit and down payment. Most pre-approvals and the rate holds attached to them last a matter of months, which is far shorter than the time between signing and closing on a home that has not been built.
That does not make it useless. A pre-approval before you sign helps you choose a model and lot you can comfortably carry, and it flags any credit or income issues while there is still time to fix them.
3. What a rate hold can and cannot do
A rate hold locks in a lender’s rate for a set period. Standard holds usually run a few months, so on a build with a longer timeline the hold from your first pre-approval will likely expire well before closing.
Some lenders offer longer holds for new construction, often with conditions or a slightly higher rate. Questions worth asking your broker:
- How long can you hold a rate for a new build, and is there a cost?
- If rates fall before closing, do I get the lower rate?
- When should I apply for the final approval?
4. Re-qualifying before closing
As closing gets closer, your lender will review your file again with up-to-date income, credit and debt information. You also have to pass the stress test at that time. For uninsured mortgages, the minimum qualifying rate set by OSFI is the greater of your contract rate plus 2% or 5.25%.
This is why stability matters. If your income, job or debts change between signing and closing, the amount a lender will approve can change too.
5. Longer amortizations for new builds
Since December 15, 2024, the federal mortgage reforms allow 30-year amortizations on insured mortgages for all first-time buyers and all buyers of new builds. The same reforms raised the price cap for insured mortgages from $1 million to $1.5 million.
Every model on the Avondale price list is below $1.5 million, so buyers with less than 20% down may be able to use an insured mortgage with a 30-year amortization. A longer amortization lowers the monthly payment, though you pay more interest over time. Your broker can show you both options side by side.
6. Deposits, down payment and HST
The deposit structure is not published on the Avondale website. Our Avondale pricing and deposits guide covers what has been shared so far, and the sales team can confirm the current schedule.
Deposits paid to the builder count toward your down payment, and the balance is due on closing along with closing costs. Keep those funds in a place you can document easily, since lenders will ask where the money came from.
The Avondale website says all homes qualify for the new government HST rebate. Whether you personally qualify depends on your own situation, so confirm your eligibility with a lawyer or tax professional before you sign.
7. Keeping your file strong until closing
A few habits protect your approval while your home is being built:
- Avoid new car loans, large credit purchases or new credit cards
- Talk to your broker before changing jobs or moving to self-employment
- Keep paying every bill on time and watch your credit utilization
- Save your pay stubs, notices of assessment and bank statements as you go
If you are selling a home to buy at Avondale, ask your broker how the sale proceeds and timing will be treated in your final approval.
Plan your financing with the closing in mind
Buying pre-construction means arranging two approvals: one to decide what you can afford today, and one that funds your home on closing day. Knowing how rate holds and re-qualifying work lets you plan for the second one now, rather than worrying about it later.
At Avondale Village, Phase 1 buyers also receive the current incentive package: $15,000 in decor dollars, $5,000 cash back on closing, no assignment fee and a $3,000 referral credit for you and a friend. On October 28, 2026 the website showed 20 of 35 Phase 1 incentive spots left.
