If you are shopping for a new home in Belleville, the first question is usually the simplest one: what does it cost? Avondale Village by Briarwood Homes is now for sale in west Belleville with occupancy targeted for 2028, and freehold townhomes start from the $500s. Detached homes start higher, and exact pricing depends on the model, the lot and the date of the price list you are looking at.

Where Pricing Starts
Freehold townhomes at Avondale Village start from the $500s, based on the builder’s pre-launch promotional pricing. Detached homes sit above that, with the final number set by the model, the lot size and the location of the lot within the community. Builders adjust pricing as phases sell, so a figure you saw in a brochure or an old post may not match the current price list. That is why it pays to request the list directly instead of building a budget around a headline number. When you do, ask for the effective date on the sheet, which models and lots are still available, and whether the pricing is net of HST, because that changes how you compare it with other communities.
Pricing by Home Type
Avondale Village offers four home types: 20 foot freehold towns, 25 foot bungaloft towns, 40 foot detached homes and 45 foot detached homes. Sizes range from 1,433 to 2,298 square feet. The towns carry the lowest entry price, the bungaloft adds main floor living and a wider frontage, and the detached homes add lot width, living space and a larger garage. The price list breaks pricing out by model, which lets you compare cost per square foot as well as the total. A smaller home at a lower price is not always the better value, so look at what each extra square foot costs before you decide whether to step up.

What the Entry Price Buys Compared With the GTA
A freehold town from the $500s in Belleville sits well below the entry point for a comparable freehold community in the Greater Toronto Area. Our Avondale Village vs Whitby comparison sets Avondale Village beside Brooklin Vue by Treasure Hill in Whitby, which starts from the $600s, so you can see the gap for yourself. For many buyers that difference shows up as a larger lot, a bigger home or a smaller mortgage. The trade off is distance from downtown Toronto, so it works best for buyers who work locally, work hybrid or value space and a quieter pace over a short commute.

How Deposits Work
The builder’s pre-launch material listed a deposit starting at $5,000 with the agreement, with the rest of the schedule set out in your purchase agreement. In Ontario, Tarion’s deposit protection for freehold homes covers up to $60,000 when the price is $600,000 or less, and 10 percent of the price up to $100,000 above that. Tarion asks buyers to register within 45 days of signing using the Home ID on the Warranty Information Sheet. Deposit schedules differ from builder to builder, so read our guide to Pre-Construction Deposit Structures and Payment Schedules and ask the sales team to walk you through every due date before you sign.
Lot Premiums and Upgrades
Some lots carry a premium for location, such as a corner, a wider frontage or a preferred street, and the builder publishes a lot premium sheet alongside the price list. Upgrades are priced separately from the base home, which already includes 9 foot ceilings, a stone kitchen countertop, a gas fireplace and central air conditioning. If you are weighing a premium lot against upgrades, decide which one you will notice every day. A better lot is permanent, while finishes can often be upgraded later. Ask for both documents at the same time so there are no surprises when you choose your home.

HST and Rebates
The builder states that prices are net of HST, based on the purchaser being eligible for and assigning any applicable GST/HST rebate to the builder. Rebates generally require the home to be your primary residence. For agreements signed from April 1, 2026 to March 31, 2027, Ontario also offers a temporary enhanced rebate and the New Home Affordability Payment, and Ontario states that together they effectively relieve the full 13 percent HST on eligible new homes valued up to $1 million. Conditions apply, including a construction start deadline. See the Ontario government page and our note on Ontario Expands HST Rebate to Lower New Home Costs, and confirm your own eligibility with your lawyer or accountant. Investors and buyers who will not live in the home may not qualify, which would add HST on top of the net price.
Closing Costs Beyond the Price
Budget for legal fees, Ontario land transfer tax (with a refund available to eligible first-time buyers), adjustments at closing and utility connections. New homes may also involve charges for items such as hookups or surveys, depending on the agreement. These costs are paid on top of the purchase price, so build them into your plan early and keep a cushion for the final statement of adjustments. Our guide to Hidden Costs of Buying a Home in Ontario lists the items buyers most often overlook, and your lawyer can estimate your closing costs once you have a signed agreement.
