2. A kitchen built for everyday cooking

The kitchen is where builders often save money and buyers end up spending it. Here, the standard package includes 2 cm stone countertops, custom finished cabinetry with 39 inch extended upper cabinets, and an undermount stainless steel sink with a pull-out spray faucet.

The taller upper cabinets are an easy detail to overlook on a floor plan, but they add useful storage and give the kitchen a more finished look.

3. Bathrooms with a spa feel

In the primary ensuite, where the plan allows, buyers get a freestanding tub and a walk-in frameless glass shower with waterproof lighting. Showers are finished with ceramic wall tile and a waterproof membrane behind it.

Every bathroom includes ceramic tile floors, a wall mounted mirror with strip lighting above it, chrome single-lever faucets and an exhaust fan. Pressure balance valves in every shower help keep the water temperature steady.

4. Energy features that lower monthly costs

Energy features do not show up in photos, but you feel them every month on your utility bills. Standard features at Avondale Village include:

  • Low-E argon windows on the main and second floors
  • R50 attic insulation, R22 exterior walls and full height R20 basement wall insulation
  • Spray foam insulation over garages with living space above
  • A high efficiency forced air furnace with ductwork designed for central air
  • A heat recovery ventilator (HRV) and a programmable thermostat
  • Water saving showerheads and toilets

5. Ready for how people live now

A few standard items show the homes were planned with modern life in mind. CAT6 network wiring is pre-installed in four locations, which matters for anyone who works from home or streams in several rooms at once.

There is also an EV charger conduit from the electrical panel to the garage, so adding a home charger later is simpler. A 100 amp electrical service, a rough-in for central vacuum, a dishwasher rough-in and a holiday lighting switch on the front porch and soffit round out the list.

6. Exteriors built to last

Outside, homes feature clay brick and accent cladding in transitional and contemporary styles, steep roof pitches and decorative shingles with a limited lifetime manufacturer warranty. Front doors are 8 ft high and insulated, and garage doors are insulated steel with window inserts, as per plan.

7. Warranty protection

Every new home in Ontario is backed by the provincial new home warranty program administered by Tarion. That includes two year coverage for items such as water penetration and plumbing, heating and electrical systems, and seven year coverage for major structural defects.
