Clairmont by Mattamy Homes is a collection of stacked townhomes in the Clairfields neighbourhood of Guelph‘s south end, at Clair Road West and Gosling Gardens. Four floorplans range from 1,183 to 1,348 square feet with two or three bedrooms. The community is near grocery stores, fitness centres, parks, schools and the planned South End Community Centre, with Highway 6 and Highway 401 within about ten minutes.
Clairmont’s three-storey stacked townhomes place the foyer and garage access on the main floor, an open-concept kitchen and great room with quartz countertops on the second level, and bedrooms on the third. Floorplans range from 1,183 to 1,348 square feet with two or three bedrooms and up to two and a half bathrooms. Each home has parking for two vehicles, with a private driveway and a single-car attached garage.

Gosling Gardens, Dallan Park, Clair Park and Westminster Woods Park are nearby for play and walks. The South End Community Centre, with twin ice pads, pools and a double gymnasium, is scheduled to open nearby in fall 2026, so check its current status. For the latest plans and availability, visit the official Clairmont page.
Clairmont sits at Clair Road West and Gosling Gardens in the Clairfields area of Guelph’s south end. Mattamy places the community within about ten minutes of Highway 6 and Highway 401, and the Hanlon Expressway is the limited-access route linking Guelph with the 401. Guelph Transit’s 99 Mainline runs along the Gordon Street corridor to Clair Road, so riders should check current routes and schedules.
Clair Road is the south end’s everyday hub. Clairfield Commons at 1-15 Clair Road West and Pergola Commons at 3-105 Clair Road East sit across from each other, with grocery, banks, restaurants and fitness. Retail listings show Longo’s, Zehrs, Food Basics, Dollarama, GoodLife Fitness, Starbucks and Galaxy Cinemas in this area, so most errands can be done within a few minutes of home.
Westminster Woods Park at 146 Clairfields Drive East has trails, a ball diamond, a soccer field and play equipment. South End Community Park and the Larry Pearson ball diamonds are near the new community centre site. Preservation Park at 226 Kortright Road West has forest loop trails and boardwalks, and Hanlon Creek Conservation Area adds about 12.5 kilometres of trails. The University of Guelph Arboretum has 11.5 kilometres of trails.
Jean Little Public School and Westminster Woods Public School both serve JK to Grade 8 in the south end through the Upper Grand District School Board. St. Paul Catholic School at 182 Clairfields Drive East serves JK to Grade 8, and Bishop Macdonell Catholic High School at 200 Clair Road serves Grades 9 to 12. The University of Guelph is a short drive away. Confirm catchments with each board.
Pergola Commons and Clairfield Commons offer groceries, restaurants and services along Clair Road, including Galaxy Cinemas, GoodLife Fitness, F45 Training and Starbucks. A Longo’s at 24 Clair Road West and a Zehrs at 124 Clair Road East are listed nearby. For a larger mall trip, Stone Road Mall at 435 Stone Road West, where the Clairmont sales centre is located, is a short drive.
The South End Community Centre on Poppy Drive, beside Bishop Macdonell Catholic High School, is a 160,000 square foot facility planned with twin ice pads, an eight-lane lap pool, a leisure pool, a double gymnasium and a walking track. The City has scheduled it to open in fall 2026. Westminster Square, the library’s largest branch at 31 Farley Drive, serves the south end.
Most residents will drive along Clair Road, Gordon Street and the Hanlon Expressway toward Highway 401 and Kitchener-Waterloo. Guelph Transit’s 99 Mainline links the Gordon Street corridor with downtown, though schedules change, so check current service. Guelph Central Station at 79 Carden Street is the downtown GO Transit stop on the Kitchener line, where service levels have been expanding over time.
